LIBN – The Northwind Group is planning to develop a 180-unit apartment community in Nesconset.

The $47 million project, dubbed The Preserve at Smithtown, will bring a mix of one- and two-bedroom age-restricted rental units to a 24-acre site on Smithtown Boulevard.

Storybook Homes had previously secured approvals 20 years ago for an apartment community on the vacant property, but the development was never built.

The Preserve at Smithtown will be a 55-and-over development. Ten percent of the apartments will be priced as workforce housing.

The Suffolk County Industrial Development Agency gave preliminary approval to economic incentives for the Nesconset project at its meeting Thursday, contingent upon increasing the number of affordable units. The development is expected to create 200 construction jobs for local contracting firms.

Hauppauge-based Northwind had a public hearing Wednesday with the Town of Huntington Planning Board on another of its multifamily projects called The Preserve at Indian Hills. That plan calls for 98 townhomes on a portion of the 145-acre Indian Hills Country Club in Northport, which the developer purchased in 2016. The condo project includes preserving about 120 acres of the golf course in perpetuity.
